Our Sales process
Since we are the experts at selling New Homes, we will walk you and your buyer all the way through the sales process. The process may start today, but will not end for many months after the contracts are signed. Our sales process takes care of the many contact points required before the house starts construction all the way to completion.
Our back office is managed by experienced Building Administrators, keeping track of emails, discussions, documents, changes, colours and facades to ensure a smooth building process. We want your client to have an amazing experience while building their home. Our sales process works in with the builder we are using for the construction.
Make an appointment with your buyers to meet at one of our displays. We will answer the questions, explain the Turnkey process, talk the numbers, discuss the inclusions and help close the buyer.
Step 2 -Expression of Interest
Complete the EOI form accurately, with buyers full names, including middle names. Pass on the Land Trust Account details to your buyer and ensure that the initial holding deposit is paid. (normally $1000). Advise Invst Aus via email/call and or text message. We will alert the Land Estate Manager to hold the block of the Market. Call your BDM or Glenn 0414 402 289 / Anne 0415 987 364 to assist.
Step 3 - Contracts
Invst Aus will coordinate the preparation of Land and Build Contracts. This is normally within 7 -14 days from the date the initial deposit has been paid. During this time we assist you and your buyer with colour selection, facade options and any variations to the house. This helps to keep your client motivated and involved in their decision.
Step 4 - Sign-up
Land and Construction contracts are always signed together. A soft copy of the land and construction contracts are sent to you and your buyer before sign-up date. We prefer to meet with you and the parties to complete the contract sign-up, as the Construction contracts are very detailed and may need explanation and discussion before execution. In situations where we are using Docusign, then we suggest a Zoom call with the client to explain the Construction contracts and to answer any questions.
Step 5 - Deposits are paid
The Land deposit is between 5 to 10% of the land price, while the Construction is always 5% of the contract price. Land deposit is paid to the Trust account of the Developer/Agent and the Construction is paid to the Builders account. Invst Aus will coordinate these deposit and receipts to the client.
