Our Real Estate Sales Process is divided into 5 Steps. We train Sales Representatives to sell New Turnkey Homes.

Step 1

 

  • Make an appointment with your buyers to meet us virtually or at our display.

  • We will answer the questions, explain the Turnkey process, talk about the numbers, discuss the inclusions and help close the buyer. 

Step 2 -Expression of Interest

 

  • Complete the EOI form accurately, with buyers full names, including middle names.

  • Pass on the Land Trust Account details to your buyer and ensure that the initial holding deposit is paid. (normally $1000).

  • Advise Invst Aus via email/call and or text message. We will alert the Land Estate Manager to hold the block of the Market.

  • Call your BDM - Silviya, Anne or Clinton to assist. 

 

Step 3 - Contracts

 

  • Invst Aus will coordinate the preparation of Land and Build Contracts. This is normally within 7 -14 days from the date the initial deposit has been paid.

  • During this time we assist you and your buyer with colour selection, facade options, and any variations to the house.

  • This helps to keep your client motivated and involved in their decision. 

 

Step 4 - Sign-up

 

  • Land and Construction contracts are always signed together.

  • A soft copy of the land and construction contracts are sent to you and your buyer before sign-up date.

  • We prefer to meet with you- offline or virtually and the parties to complete the contract sign-up, as the Construction contracts are very detailed and may need explanation and discussion before execution.

  • In situations where we are using Docusign, then we suggest a Zoom call with the client to explain the Construction contracts and to answer any questions.

Step 5 - Deposits are paid

 

  • The Land deposit is between 5 to 10% of the land price, while the Construction is always 5% of the contract price.

  • Land deposit is paid to the Trust account of the Developer/Agent and the Construction is paid to the Builders account.

  • Invst Aus will coordinate these deposits and receipts to the client.

SALES SUPPORT INFORMATION

Sales Support - Post Sales Management

  • After a sale has been closed and deposits are paid the buyer will always find themselves waiting for a period of time before their construction starts.

  • This period is reliant upon the land settlement date. In many instances, this period could be as much as 12 to 18 months before land titles are released and settlement occurs. 

  • Our Sales Support team takes over and becomes an additional point of contact for you and your buyer. We work closely with the land developer, the builder, and your buyer to ensure that they are informed and updated, we also field all the questions that your buyer may have about their land, sub-division progress, timelines, compliance, and finally Title Release. 

  • ​Once Titles are released and land settlement has happened, our Post Sales Management team will coordinate with your buyer, their conveyance, and lender to provide all the requirements to the builder to process the Building Permit. It is only when the Permit is issued that the construction process starts. 

Sales Support - Building Inspections

 

  • Every home built by our builders is supervised by an independent Building Inspector, who report to your buyer. This give peace of mind and confidence that the home is being built to the required standards.

  • The independent Building Inspector will report to your buyer at various stages of the construction and will inspect the home before the Practical Completion Inspection (PCI).

  • This service offer your buyers an assurance, resulting in peace of mind while building a new home.

Sales Support - Building Inspections

 

  • Every home built by our builders is supervised by an independent Building Inspector, who reports to your buyer. This gives peace of mind and confidence that the home is being built to the required standards.

  • The independent Building Inspector will report to your buyer at various stages of the construction and will inspect the home before the Practical Completion Inspection (PCI).
